You already have a loan — home, personal, or business — and you need more money. The reflex is to apply for a fresh loan somewhere. The often-cheaper move hides inside the loan you already have: the top-up.

What a Top-Up Is

Additional borrowing stacked on an existing loan with the same lender, leaning on the relationship, repayment track record and (for home loans) the security already in place. Because the lender’s risk work is mostly done, top-ups typically price below a fresh unsecured loan — home-loan top-ups especially, which often sit just above the home-loan rate itself.

Top-Up vs New Loan: The Grid

Top-Up New Loan
Rate Usually lower (existing security/track record) Priced fresh on your profile
Speed/paperwork Lighter — lender knows you Full underwriting
Amount Capped by lender policy, repayment record, (for home) property headroom Capped by income/FOIR
Tenure trap Often rides the long base-loan tenure → low EMI, high lifetime interest You choose tenure deliberately
Leverage check You’re re-levering an existing asset/limit Fresh enquiry + new tradeline

When the Top-Up Wins

You hold a home loan with 12+ months of clean repayment and need a meaningful amount for renovation, education, a wedding or consolidation — the rate gap over a personal loan can be several percentage points, worth lakhs over tenure. (Renovation-specific comparison here.) It also wins when your credit score has dipped since the original loan: the existing relationship can price better than the open market would.

When the New Loan Wins

You need money this week (top-ups take days-to-weeks); the top-up offer rides a 15-year tenure that balloons total interest (unless you’ll prepay — ask about prepayment terms explicitly); your current lender’s top-up rate is lazy because they’re betting you won’t compare; or the need is small enough that re-papering a secured loan is overkill.

The Three-Step Decision

  1. Get the top-up quote in writing — rate, fee, tenure, prepayment terms.
  2. Get two fresh-loan quotes for the same amount.
  3. Compare total payable, not EMI — the EMI comparison calculator settles it in two minutes. A low EMI over a long tenure can cost more than a higher EMI over a short one; choose with eyes open.

And the standing rule: more money, old loan or new, must still pass the FOIR surplus test — festive months included.
