Home Renovation Loans in India: Options, Costs and Tax Rules
Short answer: You can fund a renovation with a home improvement loan or a top-up on your existing home loan (secured, lower rates, more paperwork) or with an unsecured personal loan (faster, higher rates, no property documents). For large projects a secured option is usually cheaper; for smaller, urgent repairs a short personal loan can be simpler. Interest on a loan used to repair your self-occupied home may be deductible up to ₹30,000 a year, but only if you choose the old tax regime.

This guide helps you price the project, choose the right type of finance, and avoid common budgeting mistakes. The aim is to finish the work without leaving your household with an EMI that strains the monthly budget for years.
Your financing options
| Option | Typical security | Speed | Best for |
|---|---|---|---|
| Home improvement loan from a bank or housing finance company | Your property | Slower; needs estimates and property papers | Large structural work, extensions, major repairs |
| Top-up on an existing home loan | Same property as your home loan | Moderate; existing customers get simpler checks | Owners with a good repayment record on their home loan |
| Personal loan | None | Fast; often digital | Smaller jobs, urgent repairs, furniture and appliances |
| Loan against property | Your property | Slower | Very large amounts, often for business owners |
| Savings | None | Immediate | Painting, minor repairs, upgrades you can plan for |
Secured loans are cheaper because the lender has collateral; we explain the trade-offs in advantages of a secured loan. For home-loan-based options, start with our home loans hub; for unsecured borrowing, see unsecured personal loans.
Worked example: ₹5 lakh renovation
Say a kitchen and bathroom remodel costs ₹5,00,000. Rates below are illustrative; your offer will depend on your profile and the lender.
| Option | Rate | Tenure | EMI | Total interest |
|---|---|---|---|---|
| Home loan top-up | 9.5% | 5 years | about ₹10,500 | about ₹1,30,000 |
| Home loan top-up | 9.5% | 10 years | about ₹6,470 | about ₹2,76,000 |
| Personal loan | 14% | 3 years | about ₹17,090 | about ₹1,15,000 |
| Personal loan | 14% | 4 years | about ₹13,660 | about ₹1,56,000 |
Notice that the cheaper rate does not automatically mean the lower cost: a 10-year top-up costs more in total interest than a 3-year personal loan, because you pay for much longer. Match the tenure to the life of the work. A new kitchen may last 10–15 years; a paint job only a few. Try your own numbers on the ₹5 lakh EMI page or the personal loan EMI calculator.
Which projects are worth borrowing for?
Not all renovation spending is equal. A useful test is whether the work protects the home, saves money later, or is mainly about looks.
| Type of work | Examples | Borrowing makes sense? |
|---|---|---|
| Essential repairs | Roof leaks, seepage, failing wiring, broken plumbing | Often yes: delays usually make the damage and the bill bigger |
| Safety upgrades | Structural strengthening, fire-safe wiring, grills and railings | Often yes, especially in older buildings |
| Cost-saving upgrades | Efficient lighting, solar water heating, better insulation | Possibly, if the savings offset part of the EMI |
| Comfort and style | Modular kitchen, false ceilings, new flooring | Better funded mainly from savings; borrow only a modest gap |
| Small fixes | Paint touch-ups, wall patches | Usually no; pay from savings |
Many small fixes can be done cheaply yourself; our guide to repairing wall holes is an example.
Illustrative example
Meena (an illustrative example) owns a 20-year-old flat with seepage in two rooms and wants a new kitchen at the same time. Her quotes total ₹6,50,000: ₹2,00,000 for waterproofing and re-plastering, and ₹4,50,000 for the kitchen. She uses ₹2,50,000 of savings, keeping her emergency fund intact, and borrows ₹4,00,000 as a top-up on her home loan over five years, because her home loan record is clean and the top-up rate is lower than personal loan offers. She schedules the waterproofing first and pays the contractor in three milestones.
How to budget a renovation
- Get at least three written quotes with materials, labour and timelines separated.
- Add a contingency of 10%–20%: old homes often reveal hidden problems, such as damp walls or old wiring, once work starts.
- Separate structural from cosmetic work. Fix leaks, wiring and plumbing first; finishes come last.
- Pay in milestones, not in advance, and keep invoices. Secured lenders often release money in stages against progress.
- Check society or municipal permissions for structural changes, and whether they affect your home insurance.

Tax benefits on renovation loans in 2026
The Income-tax Act, 2025 has applied since 1 April 2026. Under section 22 of the new Act, interest on money borrowed to repair, renew or reconstruct a house property is deductible, subject to limits:
- For a self-occupied home, interest on a loan for repairs or renovation is generally capped at ₹30,000 a year, within the overall ₹2,00,000 limit for home loan interest on that property.
- This deduction for a self-occupied home applies only if you opt for the old tax regime. Under the default new regime, it is generally not available.
- For a let-out property, interest is deductible against rental income, subject to the rules on setting off losses.
- Keep the sanction letter, end-use proof and interest certificate from the lender. Whether a personal loan qualifies depends on proving it was used for the property, so take advice before claiming.

What lenders check
- For secured loans: property title documents, approved plans, an estimate from an architect or contractor, and your income proof.
- For top-ups: a clean repayment record on the existing home loan, and the combined loan staying within the lender’s loan-to-value limit.
- For personal loans: income, existing EMIs, credit score and KYC. See our personal loan eligibility and documents guide.
Whichever route you choose, the lender must give you a Key Fact Statement showing the APR and all charges; under RBI’s KFS circular, fees not mentioned in it cannot be charged.
Protect the investment
After spending lakhs on a renovation, update your home insurance so the sum insured reflects the new value of fittings and contents. Our insurance basics hub explains home and loan protection cover.

Frequently asked questions
Is a home renovation loan cheaper than a personal loan?
Usually the interest rate is lower because the loan is secured on your home. But a longer tenure can make the total interest higher, so compare total cost, not just the rate.
Can I get a top-up on my home loan for renovation?
Many lenders offer top-ups to existing home loan customers with a good repayment record, within their loan-to-value limits. The rate is often close to the home loan rate.
Can I claim tax benefits on a renovation loan in 2026?
Interest on money borrowed to repair a self-occupied home is deductible up to ₹30,000 a year under section 22 of the Income-tax Act, 2025, but only under the old regime.
How much contingency should I keep for renovation?
A buffer of 10%–20% of the quoted cost is a sensible planning figure, especially for older homes where hidden issues are common.
Do I need permission for renovation work?
Structural changes often need approval from your housing society or local authority. Cosmetic work usually does not, but check your society’s rules.
