Every October, lending ads bloom like marigolds: Festive rates from 9.99%! Zero processing fee! Pre-approved just for you! None of it is illegal, most of it is engineered, and all of it rewards the borrower who can read the asterisks. Here’s the field guide.
Trick 1: The Flat Rate Masquerade
The single most expensive misunderstanding in Indian lending. A flat rate charges interest on the original amount for the whole tenure; a reducing rate charges on the declining balance. A “10% flat” loan costs roughly what an ~17–18% reducing-rate loan does. When a dealer or agent quotes a surprisingly low rate, ask one question — “flat or reducing?” — and then run it through our flat vs reducing calculator. The difference on a ₹5 lakh loan can be tens of thousands of rupees.
Trick 2: “Rates From…”
“From 9.99%” is the rate for a 790-CIBIL salaried applicant at a blue-chip employer. Your rate is set by your profile after underwriting. The honest comparison is between the actual offers you qualify for — not between billboards.
Trick 3: “Zero Processing Fee*”
The asterisk usually means: waived on the fee, recovered elsewhere — a slightly higher rate, mandatory bundled insurance, or “documentation charges” by another name. Compare total payable (every fee + EMI × months), never one line item. The EMI comparison calculator exists for exactly this.
Trick 4: “Pre-Approved” ≠ Approved
That SMS means you passed a pre-screen on partial data. The real offer appears after full underwriting — and can differ in amount, rate and tenure. Treat pre-approval as an invitation to compare, not a decision already made.
Trick 5: The Urgency Clock
“Offer ends Sunday!” Festive windows are marketing calendars, not pricing physics — lenders want October volume, and a comparable offer exists in November. Any pitch whose main argument is the countdown timer has conceded it can’t win on the terms. (And any “offer” that asks for an upfront fee to unlock is not marketing — it’s a scam.)
Trick 6: The EMI Illusion
“Just ₹2,499/month!” — tenure unstated. Stretching tenure shrinks the EMI and swells total interest. Always ask for the triplet together: rate (reducing), tenure, total payable.
The Borrower’s Counter-Checklist
- Flat or reducing? Get it in writing.
- Total payable across the full tenure, all fees in.
- Insurance bundled? Is it optional? (It usually must be.)
- Foreclosure and part-prepayment charges?
- Who is the regulated lender, by name?
Five questions, two minutes, and most festive-ad fog burns off. For whether to borrow at all this season, start with the 5-question self-test.
